Arcadia Mobile Commercial Kitchen & Portable Kitchen Trailer Rentals

Arcadia declared a local emergency during the January 2025 windstorm and Eaton Fire response. City records document debris clearance, evacuations and power hazards, but no commercial kitchen outage. Public Works lists an August 2026 start for the FY 2025–26 slurry-seal project; street and facility projects have separate dates and statuses. Verify the actual property, current access, utilities and Los Angeles County food review before planning temporary cooking. Owner-provided prices are Los Angeles base rates only; delivery, setup, collection, mileage, utility work, permits, tax and add-ons require a separate written quote.

Local evidence and logistics

Arcadia emergency, street and facility records for food-service planning

01

January 2025 windstorm and Eaton Fire prompted a local emergency

Arcadia’s January 13, 2025 Council packet ratified a local emergency after high winds and the Eaton Fire threatened the City. It reports 80–100 mph gusts in some areas, fallen trees and debris citywide, fire danger near the urban-wildland interface and extensive power loss/live wires during evacuations. The City’s updates said evacuation orders were lifted by January 12 and that Arcadia’s water remained safe; they did not report a commercial kitchen outage. These records support emergency planning, not a current hazard or vendor deployment.

02

Street and public-building projects have different schedules and statuses

The City’s FY 2025–26 slurry-seal page lists schedules for a project scheduled to begin in August 2026. A May 2026 Council record authorized the First Avenue pavement contract from Huntington Drive to Duarte Road, while Second Avenue work had already been accepted in April. The March 2026 General Plan progress report says Baldwin Avenue streetscape improvements were completed in 2024–25. Check current notices for work windows; none of these records establishes a food-service interruption.

03

No source reviewed confirms an active Arcadia commercial kitchen renovation

City records document a 2025 Arcadia Public Library cooling-tower replacement contract and planned FY 2026–27 improvements to the Library, Council Chambers, Community Center and Orange Grove Well. Those projects involve civic infrastructure, not a verified restaurant kitchen closure. The current housing inventory lists one mixed-use project under construction and other projects entitled or not yet in plan check; it does not identify a food tenant or kitchen outage. Confirm permits, tenant, dates and actual service loss with the owner before discussing temporary equipment.

04

Evacuation arterials are not equipment delivery or staging routes

Arcadia’s safety records identify Colorado Boulevard, Huntington Drive, the 210 Freeway and other arterials as evacuation routes, with alternates selected as hazards change. They do not define commercial supplier access or a staging hub. During an incident, follow live City, County, Caltrans and incident-command instructions. For scheduled deliveries, verify a private entrance and receiving pad, vehicle dimensions, bridge limits, construction restrictions, turning space and fire access with the carrier and property owner. Keep emergency routes open.

05

The supplied rate sheet lists Los Angeles base prices only

Selected one-to-six-day Los Angeles base prices are $4,995–$7,995 for 24-foot kitchen trailers, $4,995–$5,995 for 22–26-foot low-temperature dishwashing trailers, and $1,295–$1,495 for a 12-foot refrigerated trailer. These are not Arcadia prices and do not confirm stock or delivery. Transport, collection, setup, mileage, utility work, permits, taxes and add-ons are separate. Request a written quote for the exact address, model, dates, access and connections.

15 Arcadia streets, projects and public-site references

These anchors come from City records. They are not legal neighborhood boundaries, approved trailer sites, confirmed food-facility closures or promised rental areas.

First Avenue from Huntington Drive to Duarte Road

Arcadia’s May 5, 2026 Council packet authorizes a $1.428 million contract with Onyx Paving for First Avenue arterial rehabilitation from Huntington Drive to Duarte Road. The packet says bids opened March 26, adds a $500,000 appropriation, and provides a 10 percent contingency. The project scope includes asphalt grinding and overlay, restriping, curb and gutter, driveway aprons, sidewalk, ADA ramps and traffic-loop work. The Council record says construction should occur during summer because the route is near First Avenue Middle School; the materials reviewed do not verify the final completion date or today’s lane controls. A business should check current City notices before scheduling deliveries. Keep the tow vehicle and kitchen trailer off the street, curb ramps, bike lanes, school access, marked work areas and fire routes. The owner should identify a private pad, confirm truck turns and pavement support, and coordinate food deliveries around any verified work window. This is a street project, not evidence that a restaurant kitchen has been renovated, a utility has failed or rental equipment is required.

Baldwin Avenue shopping and dining corridor

The City’s 2025 General Plan Annual Progress Report describes Baldwin Avenue as a shopping and dining destination and records streetscape improvements completed during 2024–25. Those improvements included replacing invasive ficus trees and adding street furniture such as bicycle racks. The City’s project page explains that tree roots had damaged sidewalks, curbs, roadways and water and sewer lines, affecting local storefronts. Do not use the older construction notice to imply the work is still active; check current Public Works updates for any new street work. A restaurant planning a kitchen renovation should coordinate its delivery window with the landlord, neighboring businesses and any present sidewalk or curb restrictions. A trailer needs a legal, private receiving pad, accessible staff route, fire clearance and a tow path that does not cross pedestrian space. Record food volume, menu, cold storage, wash areas, power and approved utility connections. The City documents business and streetscape context; it does not identify a current restaurant closure, damaged food facility or rental request on Baldwin Avenue.

FY 2025–26 citywide slurry-seal schedule

Arcadia Public Works’ construction-updates page lists the FY 2025–26 Slurry Seal Project and says it was scheduled to begin in August 2026, with separate crack-seal and slurry-seal schedules posted. Because this page is time-sensitive and the scheduled start has passed, check its current weekly schedule and contact Public Works for active locations before planning a large delivery. A citywide pavement program does not mean every street is closed or that a specific business is affected. Do not infer a route from a static map, and never stage a kitchen trailer in a lane, work area, curb ramp or public parking without explicit approval. A food operator should supply the property address and project dates, then have the carrier confirm current restrictions, truck dimensions, legal turn path, private pad, grade, overhead wires and pavement capacity. Keep workers and customers separated from the operating kitchen and delivery vehicle. Coordinate power, potable water, wastewater, grease and refuse with the site owner. The City’s schedule establishes a public street-maintenance program, not a restaurant renovation, utility outage or equipment dispatch plan.

Arcadia Public Library at 20 West Duarte Road

A May 6, 2025 Council report recommended a $199,775 contract, plus a 10 percent contingency, to replace the Arcadia Public Library’s more-than-25-year-old cooling tower. The City said recurring mechanical problems had interrupted air conditioning and that the tower was original to the 1996 library remodel. The packet documents a real building-comfort issue and contract authorization; it does not establish the work’s final completion or a food-service outage. Library cooling equipment is not a commercial kitchen. For a separate food operation nearby, verify whether its own kitchen is unavailable and obtain written owner approval before considering a mobile unit. The Library’s public entrance, pedestrian access, parking and emergency routes are not vendor staging space. Any delivery requires a specific private receiving location and current City approval. Check the tow path, overhead clearance, ground capacity and utility connections. For food preparation, confirm the operator’s permit, menu, meal volume, sinks, cold holding and waste plan with County Environmental Health. The Council record is maintenance context, not evidence of equipment availability or a rental lead.

Library parking lot and stormwater improvement

Arcadia’s proposed FY 2026–31 Capital Improvement and Equipment Replacement Plan describes a library parking-lot project with pavement overlay, localized full-depth patches, curb and sidewalk replacement, curb ramps, restriping and an underground stormwater detention and infiltration system. The proposal responds to deteriorated asphalt and aims to reduce runoff and improve water quality. A capital plan records planned scope and budget years, not a construction notice or current parking closure. Before arranging a trailer near the Library, confirm whether work is scheduled and which lots or entrances remain open. Do not use a civic parking space or stormwater work area as an equipment pad without written authorization. Measure the unit’s footprint and tow approach, verify surface loading and clearance, and maintain accessible routes and fire access. Keep food service separate from excavation, dust, storm drains and public pedestrian areas. Confirm utilities, sanitation, wastewater and County food review for the actual operator. The project is a real public-facility improvement plan, but no reviewed source identifies a library kitchen renovation, active food tenant or requested rental.

Arcadia Community Center at 365 Campus Drive

The City’s official facility directory lists the Arcadia Community Center at 365 Campus Drive, and the City’s proposed capital plan includes Community Center Facility Improvements totaling $715,000 across FY 2026–27 through FY 2030–31. The plan schedules $490,000 in the first fiscal year and smaller later-year amounts; it does not describe a kitchen renovation or publish a construction start date. The City held its 2026 Health Fair at this venue, which confirms active community use, not a food-service outage. Event organizers should confirm room bookings, catering rules and facility access with Recreation staff. A mobile kitchen trailer would need specific written approval, a compliant private or authorized setup area, accessible route, fire access and a utility plan. Do not assume public parking, a field or curb space can support trailer weight. Check electrical capacity, handwashing, food storage, wastewater, grease and refuse requirements with the venue and County Health. The CIP is planning context; it is not evidence that the Center’s kitchen is closed or that a rental unit may operate there.

Arcadia City Hall and Council Chambers

Arcadia’s June 2026 budget materials identify planned facility improvements at City Hall’s Council Chambers as part of the FY 2026–27 capital program. The broader City capital fund also covers building repairs, pavement and park maintenance. The public budget summary does not identify a construction contract, room closure, food operation or kitchen scope for the chambers. Verify any future work through City notices rather than infer it from a budget line. Contractors or event organizers must obtain City authorization before bringing temporary equipment onto civic property. A mobile kitchen is not a substitute for an event permit or a County health approval. Confirm the exact service, menu, food source, utility capacity, sanitary-water plan, wastewater, grease, refuse, fire access and accessible customer route with the responsible agencies. Keep the tow vehicle outside City Hall traffic circulation and emergency access. City Hall at 240 West Huntington Drive is a service address and an administrative contact point, not an equipment receiving area. The budget supports a future facility-improvement reference only; it does not verify current construction or a rental need.

Orange Grove Well water-treatment capacity project

The City’s June 2026 budget materials say Arcadia plans a significant investment to expand treatment capacity at Orange Grove Well to support water-quality standards. A prior capital plan also describes inspection and rehabilitation of Orange Grove Well 6 during FY 2025–26, including pump removal, video inspection and possible cleaning or repair. These are separate dated project scopes; the budget statement does not establish that a specific commercial property has lost water service. Ask Public Works about current utility work at the customer’s address before designing a temporary operation. Do not connect a trailer to a well site, hydrant or public system without written authorization. A food business must confirm potable-water source, wastewater capacity, handwashing, warewashing, grease handling and County requirements. If a kitchen interruption is documented, identify the actual outage and its duration before selecting equipment. The records identify municipal water infrastructure and planned work, not an emergency service route or food facility. Check current City notices and the business’s own utility account rather than infer water availability from the nearby treatment project.

Santa Anita Park emergency-information and event site

During the January 2025 Eaton Fire response, Arcadia’s official update said Santa Anita Park had stopped accepting donations while information and pick-up services were being shared with the public. That dated notice makes the venue an emergency-response reference, not a permanent shelter, supplier depot or approved trailer staging area. The City later reported that the fire’s water advisories did not apply to Arcadia customers and that city water remained safe; do not repeat surrounding-city advisories as if they covered Arcadia. For any present event or food-service request at Santa Anita Park, contact the venue and City for current permits, entrances, hours, utility conditions and emergency operations. An operator must confirm who controls the grounds, where equipment may sit, how staff and visitors move, and whether fire lanes remain clear. Verify a private pad, trailer dimensions, electrical load, handwashing, potable water, wastewater, grease and County plan requirements. The public record documents the park’s role in past information and donation coordination, not a current food outage, event contract, dispatch route or rental commitment.

North Village at 225 North Second Avenue

Arcadia’s August 2026 newsletter says Council approved North Village, a six-story mixed-use condominium project at 225 North Second Avenue, with 130 homes, 20 affordable units and three ground-floor commercial spaces. The project occupies about 1.2 acres and combines lots at the southwest corner of North Second Avenue and East Saint Joseph Street; one was occupied by Mt. Lowe Brewing Co. The City’s newsletter reports construction planned for January 2027 and commercial space expected by 2028. The separate City housing inventory, updated September 21, describes the project as entitled but not yet in plan check, so verify current permits and schedule before calling it active construction. The approved commercial space does not identify a restaurant tenant or kitchen. A future food operator should confirm lease, permit, construction scope and shutdown dates. Plan loading, accessible circulation, fire access, utilities, grease and waste before considering temporary cooking equipment. The site approval is a real development record, not proof of current kitchen demand, local rental coverage or an authorized vendor entrance.

Alexan Azalea at 34 East Santa Clara Street

The City’s affordable-housing status page, updated September 21, 2026, lists Alexan Azalea at 34 East Santa Clara Street as entitled and under construction. The mixed-use project includes 319 residential units, 26 very-low-income units, eight live-work units and retains an existing eight-story commercial building. The public status record does not identify a food tenant, kitchen renovation or commercial utility interruption. If a future tenant confirms a food-service project, coordinate with the building owner and general contractor about access, construction phasing, dust separation, delivery hours, power and available receiving space. Do not enter a fenced job site or stage in a public lane. Document the food operation and verify health, building, fire and City permits. A temporary kitchen requires approved placement and safe separation from workers, residents and public paths; a cooler or dishwashing trailer also requires reliable, approved utility arrangements. The City’s status supports the development context and construction phase only. It does not establish that foodservice capacity has been lost, that an equipment rental has been requested, or that the company can deliver to this address.

Alexan Arroyo at 325 North Santa Anita Avenue

The City’s September 21, 2026 development list describes Alexan Arroyo at 325 North Santa Anita Avenue as entitled but not yet in plan check. The proposed mixed-use project includes 359 homes, 35 very-low-income units and nine live-work units. An entitlement is not the same as a building permit or construction start. The list does not name a food tenant, commercial kitchen, refrigeration system or temporary facility request. A future contractor or operator should verify permit status, tenant improvements, current access and utility schedule before treating the parcel as a work site. If the permanent kitchen of a food operator will actually be offline, obtain the operator’s shutdown schedule and health-authority guidance. A delivery plan must specify a legal entrance, private staging pad, turn geometry, trailer length, loaded weight, pavement support, overhead clearance and emergency access. Confirm power, potable water, wastewater, grease and refuse with the site and County. The City’s record is a project-status source, not evidence of active construction, kitchen closure, equipment availability or a rental commitment.

Colorado Collection at 201 and 225 Colorado Place

Arcadia’s current housing status table identifies Colorado Collection at 201 and 225 Colorado Place as an entitled ownership project with 86 homes, including nine moderate-income units. The September 21, 2026 table says the project was not yet in plan check. The City newsletter separately described phased construction at the site as planned for January 2027, with model homes and commercial space expected by 2028; confirm current status before using those future dates. The entitlement and newsletter do not verify that a commercial food tenant exists or that construction has started. If the site later hosts food service, the operator must obtain permits for the actual use and coordinate its kitchen build with the general contractor. A temporary cooking trailer is only relevant when a specific permitted operator documents a capacity gap. Before proposing one, verify owner permission, pad size, tow route, staff and accessible circulation, fire lanes, electrical service, water, wastewater, grease and waste handling. Public project materials provide location and schedule context, not a kitchen outage, equipment need, approved staging location or promise of rental availability.

West Huntington Drive development review corridor

The City’s planning portal lists current project notices by address and status, including 772 West Huntington Drive as pending and 101 West Huntington Drive as an entitled multifamily project not yet in plan check on the September 2026 housing inventory. These separate records should not be merged into a claim that all of Huntington Drive is under construction. Check the relevant address, decision, appeal period, permits and owner before scheduling equipment. A commercial kitchen trailer cannot be placed in a street lane, sidewalk, transit stop or public parking area based on an entitlement. Obtain written site permission and confirm the entrance, truck turn, trailer clearance, pavement, overhead restrictions, emergency access and construction boundary. For an actual food operator, document the menu, service dates, kitchen shutdown, refrigeration, dish flow, handwashing, utilities and waste plan. Ask Los Angeles County Environmental Health whether the proposed temporary operation requires plan check or permit changes. The City’s notice portal provides address-level land-use status; it does not show a food-service closure, active kitchen renovation, delivery route or confirmed rental request.

Colorado Boulevard, Huntington Drive and the 210 evacuation network

Arcadia’s Safety Element identifies Colorado Boulevard, Huntington Drive, the 210 Freeway and other main arterials as evacuation routes for extreme fire, flood or similar events. The document says routes are selected outside mapped flood and fire hazard areas and that alternate routes may be activated when hazards outside the City affect access. These directions are for public safety, not commercial deliveries. A static route map cannot establish today’s closure status or give a vendor permission to enter an incident area. During an emergency, follow Arcadia, Los Angeles County, Caltrans and incident-command instructions. For a scheduled food-equipment move, ask the property owner to identify a legal entrance and private pad, then have the carrier verify bridge limits, vehicle size, turns, fire lanes, work zones and current closures. Keep evacuation roads, hydrants, sidewalks and responder access clear. Confirm where food, staff and waste move across the site. The route document provides municipal context only; it does not identify a supplier hub, dispatch route, equipment staging area or Mobile Kitchen Manufacture service commitment.

Confirm Los Angeles County food review and City approvals.

Los Angeles County Environmental Health’s plan-check program reviews construction, renovation, equipment and ventilation plans for covered food facilities. Its mobile-food guidance separately describes plan approval, permit, inspection, commissary and operating-procedure requirements for regulated mobile food facilities. Ask County staff how the specific temporary kitchen and operator fit the applicable category; do not assume a rental trailer itself transfers or replaces the tenant’s permits. Confirm City building, fire, planning, business-license, utility and right-of-way approvals as applicable.

Provide the property address, verified operator, work dates, menu, meal volume, equipment request, written site permission, delivery entrance and utility plan. Show cold holding, handwashing, warewashing, power, potable water, wastewater, grease, refuse, fire access and accessible staff circulation. Confirm current availability, delivery, setup, collection and every charge in writing.
